      What This Estimate Assumes

Estimate only. Uses HDB, CPF, MAS and IRAS rules checked on 28 October 2026: loans of up to 75% of the lower of price and valuation (bank loans 55% with 10% minimum cash over 25 years for a flat), the resale option fee of S$1 to S$1,000 and S$5,000 cap on option plus exercise fee, cash over valuation as cash only, stamp duty within 14 days, and HDB’s BTO downpayment stages. Resale dates use HDB’s typical service times, so your own letters set the real days. We add your grant to CPF at the initial payment (resale) or key collection (BTO). The option fee for private homes, bank-lawyer fees, furniture and moving are our estimates, shown as such, and you can edit them. Not included: CPF interest, the CPF Valuation and Withdrawal Limits that affect later instalments, fire insurance, bank valuation fees, resale levy and agent fees. Renovation cost is a typical market range, not a quote. General information and estimates only, not financial, tax or legal advice.

      Before You Use This Number

Can I Use CPF For Every Payment?

No. The option fee, exercise fee and any cash over valuation are cash only. A bank loan also needs at least 5% (or 10%) of the price in cash. CPF OA can pay the rest, stamp duty and legal fees if you have enough.

      What Is Cash Over Valuation?

It is the part of the price above HDB’s valuation. Loans and CPF cannot cover it, so it is cash. A seller may ask for part of it at exercise.

Why Does My Cash Need Look Different From The BTO Payment Timeline?

This plan adds stamp duty, legal fees, renovation, furniture and moving to the flat payments, and works for resale, EC and private homes too. The BTO Payment Timeline checks each BTO date against your savings month by month.
