Before we get the keys, let’s check the next number.
What This Estimate Assumes
Typical market ranges, not quotes. Each range is the average of 2026 published guides from Qanvast, ShopBack and SmartCalculator.sg for your home type, read on 28 October 2026. Newer flats and standard scope are the base. Light and extensive scope (80% and 120%), the designer mark-up, the safety buffer and the payment split are our editable assumptions. Items you skip are taken off by their typical share of a budget. Furniture, white goods and moving are not included. Renovation loan caps and rates are bank practice, not an MAS rule; we use the effective rate, so a flat rate quote needs converting. Your contractor’s itemised quotes decide the real cost. General information and estimates only, not financial, tax or legal advice.
Before You Use This Number
Why Do Renovation Costs Vary So Much?
Scope, finishes, flat size and whether the flat is new or resale all move the price. Resale flats often need hacking, rewiring and plumbing, so they cost more. Published guides disagree, so we average several and show a range.
How Much Should I Pay As A Deposit?
As little as possible, with the rest tied to finished stages. Some guides suggest around 10% on signing. Be wary of any deposit above half the cost.
Can I Use CPF For Renovation?
We treat renovation as a cash cost. CPF pays for the home, stamp duty and legal fees. Check with CPF and your bank before relying on it.
